Our new report, Housing Affordability in Western Australia 2025: A long way from home, launched at a sundowner event at Perth Convention and Exhibition Centre on Thursday 12 June.
This report reveals the depth of WA’s housing crisis, finding:
- 210,000 WA households report unaffordable housing – up 91 per cent since 2022
- WA is short by at least 4,000 new builds per year
- Shortfall of 7,700 rentals in 18 months, pushing renters to outskirts
- Rents up 76 per cent since 2020, median now $740 per week

The report confirms housing in WA is under growing pressure from rapid population growth, sluggish housing supply, soaring rents and construction delays. Only 39 per cent of WA renters and 48 per cent of mortgage holders consider their housing affordable.
It also highlights the growing mismatch between key worker wages and housing costs, with most single-income key workers such as nurses, police officers and firefighters effectively priced out of home ownership in many parts of Perth.
While more than 20,000 homes were completed in 2024 — the highest number since 2017 — WA still fell 4000 homes short of the National Housing Accord target of 24,000 homes per year.
